Tiki Island

A village built around the water.

Nine in ten parcels on Tiki Island have a dock, a boat house or a lift behind them. That is not a marketing line — it is what the county appraisal record says, and it changes how you should shop here.

Why It Is Different

Almost every house here has water behind it.

On most of this coast, waterfront is the exception and it carries the premium. On Tiki Island it is close to the rule — which means the question stops being whether a house has water and starts being what kind of water it has.

The comparison that matters

926 of 1,035 Tiki Island parcels carry a recorded water structure. Across the water on Galveston Island the figure is 1,884 of 27,566. Nine in ten against seven in a hundred. Buying here is not about finding water frontage; it is about finding the right depth, the right exposure and the right clearance.

The most common configuration on the island is a boat house with a hoist inside it — 1,798 parcels. Another 381 have a boat house alone and 171 an open light dock. Many carry more than one structure.

The six things we measure

Reading The Island

Four questions to ask about any canal.

The island is a network of dredged canals opening to West Bay. Where a house sits in that network decides more about daily life than the house itself does.

How deep at the bulkhead?

Canal depth is not uniform and shoals over time. What matters is the water at your own slip at the lowest tide of the month, not the surveyed depth of the channel you reach it by.

What clears on the way out?

Fixed bridges cross parts of the canal system. Air draft governs whether a tower, hardtop or outriggered boat can leave the slip at all — and clearance shrinks as the tide rises.

Which way does the fetch run?

A northerly blows straight down some canals and is blocked entirely on others. The same wind that makes one slip uncomfortable leaves the next street calm.

How old is the bulkhead?

Bulkhead replacement is the largest unbudgeted cost in canal ownership and it is rarely visible from a listing photo. Age, material and condition should be established before an offer, not after.

This guide is orientation, not survey data. Depths shoal, bridge clearances change with tide and weather, and conditions on any particular canal differ from the island as a whole. Confirm anything you intend to rely on with a marine survey, the current navigation chart and your own inspection. Parcel and structure counts are from the 2026 Galveston CAD certified roll and record presence, not dimensions.

Before You Buy

Bring the boat to the conversation.

Length overall, beam, draft and air draft. Those four numbers narrow Tiki Island faster than any price filter, and most buyers never think to lead with them.

If you already own the boat

Tell us what you run and we will tell you which addresses work, which ones work only at certain tides, and which ones never will. That is a shorter list than the MLS will give you.

If the boat comes later

Then the slip decides the boat. Knowing the depth and clearance at a given address tells you what you will be able to keep there for the next twenty years — worth knowing before you choose the house.

Your Invitation

Come see it from the water.

The best way to understand Tiki Island is from a boat at idle. We are happy to arrange it.
