Owner Services

Your island property, handled.

Leasing and management for Galveston and Tiki Island owners — by the night where the rules allow it, by the year on both islands.

Two Ways To Rent

Start with what the rules allow.

Where the property sits decides what is possible. Galveston generally permits short-term rentals; Tiki Island prohibits them. Every owner conversation starts with the rules for that specific address.

Vacation Rental Management

Galveston only. Your home rented by the night or the week, with us handling:

  • Pricing and the booking calendar
  • Listings on the major booking platforms
  • Guest questions, check-in details, and house rules
  • Cleaning and inspection between stays
  • Repairs and upkeep, coordinated with you
  • Help with City of Galveston short-term rental registration

Long-Term Leasing & Management

Tiki Island and Galveston. A year-round tenant, with us handling:

  • Marketing and showing the rental
  • Tenant screening and application review
  • Lease preparation
  • Rent collection and owner statements
  • Maintenance requests and repairs
  • Move-in and move-out inspections

Prefer to manage it yourself? We can place the tenant and hand it over.

How It Starts

Rules first, then the paperwork.

Tell us about the property

The address, how you use it now, and how you would like to rent it. No obligation.

We check the address

Zoning, HOA and deed restrictions, and registration requirements for that specific property — before anyone talks about income.

Everything in writing

Services, fees, responsibilities, and how either side can end the arrangement are set out in a written management agreement before anything starts.

Straight Answers

What owners ask first.

Can I rent my Tiki Island home short-term?

No. Tiki Island prohibits short-term rentals. Long-term leasing is available on both islands. Ordinances change, so we confirm the current rule for your address before you decide.

What does management cost?

It depends on the service and the property. Every fee is set out in writing in the management agreement before you sign.

Who handles insurance?

You do, as the owner. A rental generally needs coverage written for rental use, which is different from a standard homeowners policy. Talk to your insurance agent before you start renting.

Can I still use the property myself?

With a vacation rental, yes — you block the dates you want on the calendar. With a long-term lease, the home is the tenant's for the lease term.
